BUYER’S HOME INSPECTION 

This is the standard home inspection and makes ups the majority of all inspections.  All Texas inspectors must follow a minimum standards of practice set forth by the Texas Real Estate Commission.  My inspections always go beyond these minimum standards to give my customers the best inspection for their money.  Inspections provides a snapshot of the condition of the home and it systems as of the day of the inspection.

All Texas home inspections are based on the Texas Real Estate Commissions - Standards of Practices.

These are the minimum inspections items required by the State of Texas' Inspection Standards 

Your home inspection will consist of the following systems and components at a minimum: 

Structual Systems:

Foundations:  A visual inspection is performed on all assessible areas of the foundation and an opinion on it's func ionality is reported.

Grading and Drainage:  A visual inspection of all assessable areas will be performed and reported on.

Roof Covering Materials:  All accessible roofs will be walked and an opinion will be given.  If the roof is not accessible a visual inspection will be performed using binoculars from all points around the structure.

Roof Structure and Attic:  The attic area will be entered if accessible and a thorough visual inspection will be performed on all accessible components of the roof structure/attic and an opinion on it's performance will be reported.

Walls (Interior & Exterior): A visual inspections will be performed on all areas of the interior and exterior walls and an opinion will be reported on its performance.

Ceiling and Floors: A visual inspection of all the ceilings/floors will be performed.

Doors (Garage, Interior & Exterior):  All accessible doors will be opened and closed and a visual inspection of the doors and it's hardware will be performed.  Garage sensors will be tested along with door pressure on closure.

Windows:  All accessible windows will be opened, closed, locked and unlocked.  A visual inspection will be performed and their performance will be reported.

Stairways (Interior & Exterior):  All stairways will be visually inspected and reported on.

Fireplace & Chimneys: The fireplace and it's chimney will be visually inspected and reported on.  

Porches, Balconies, Decks & Carports:  A visual inspection will be performed and reported on. 

Gutters:  If present

Electrical Systems:

Service Entrance and Panels:  A thorough visual inspection will be performed on the service entrance and panels (all electrical panels will be opened and dead front covers removed and the interior of the panel will be inspected if accessible) and an opinion will be given.

Branch Circuits, Connected Devices & Fixtures:  A visual inspection will be performed on all branch circuits, devices and fixtures.  All branch circuits, devices and fixtures will be tested if accessible and an opinion of performance will be given.

Heating, Ventilation and Air Conditioning:

Heating Equipment:  All heating equipment will be operated under normal operating conditions and a thorough visual inspection will be performed, access panels will be removed if accessible and a visual inspection of the heat exchabger will be performed.  A temperature reading will be performed on the discharge side of the unit to determine the supply air temperature.

Cooling Equipment:  All cooling equipment will be operated under normal operating conditions (if currents outdoor temperature permits) and a thorough visual inspection will be performed.  A temperature reading will be performed on the discharge and supply sides of the unit to determine the supply and return air temperatures.

Duct Systems, Chases & Vents:  A thorough visual inspection will be performed on all accessble areas of the duct system, chases and vents and an opinion of performace will be reported.

Plumbing System:

Water Supply Systems and Fixtures:   A thorough visual inspection will be peformed on all accessible areas of the water supply system.  All accessible fixtures will be operated under normal operating procedures and an opinion of performace will be reported.

Drains, Waste and Vents:  A thorough visual inspection will be performed on all accesible areas of the drains, waste and vents and an opinion of performace will be given.

Water Heating Equipment:  A thorough visual inspection will be performed on all accessible water heating equipment and an opinion of performacne will be reprorted.

Appliances:

Dishwasher: The dishwasher will be operated under normal operating procedures (if connected and water is on) and allowed to run through a complete normal cycle.  Spray arms, gaskets, rollers, wire baskets and the interior of the units will be inspected to detemine if the unit is functioning as inteded.

Food Waste Disposer:  The food waster disposer will be operated under normal operating procedures and a performance opinion will be reported.

Range Exhaust Vent:  The range exhause vent will be operated under normmal operating procedures and an opinion will be reprotred.

Ranges, Cooktops & Ovens:  The range, cook top and oven will be operated under normal operating procedures and an opinion will be reported on their performance.  The oven will be tested at 350 degress and a temperature reading will be performed on the ovens temperature setting and reported.

Microwave Oven: The microwave oven will be operated under its normal operating procedures and its performance will be reported.

Trash Compactor:  The trash compactor will be operated under its normal operating procedures and an opinion will be reported.

Mechanical Exhaust Vents & Bathroom Heaters:  The exhaust vents and bathroom heaters will be operated under normal operating procedures and an opinion will be reported.

Garage Door Operator(s): The garage door operator(s) will be operated under normal operating procedures and an opinon on its performace will be reported.

Doorbell & Chimes: The doorbell and chimes will be operated under normal operating procedures and an opinion on the performance will be reproted.

Dryer Vents:  A thorough visual inspection is performed on all accessible areas of the dryer vent and an opinion is reported on its performance.
