NEW TENANT MOVE IN, CONDITION

The inspection is performed just prior to a new tenant moving into a rental property. As a previous real estate investor for over (45 years) and am very familiar with the process of tenants moving in to units and having issues come up soon after move in and at move out. This is a way to protect yourself from lawsuits.

This is not full home inspection, just a smaller version including the items that could cause issues with the tenant at the end of their rental lease. It is used to document the condition of the home just prior to tenant move-in. Items that are inspected:

  • Pictures of all rooms, showing ceiling and floors, walls and their condition with date stamps on the pictures documenting existing damage if any.

  • Check of kitchen faucet for drips, drains underneath sink for leaks, disposals, dishwasher.

  • Check of water heater for proper connections, pans, and TPRV.

  • Check of range/oven for working burners and oven temperature

  • Check of all bathrooms for drips on faucets in lavs, tubs, showers.

  • Check of all toilets making sure that they flush and do not continually run and are no leaks.

  • Check of all light fixtures for working bulbs, ceiling fans and that they operate.

  • Check that all plugs are working and are proper for their location

  • Check to make sure all smoke detectors and CO detectors are properly installed and working.

  • Check of all doors for proper latching, deadbolts working.

  • Check all windows for proper opening, closing and locking.

  • Check that all window have no broken or cracks paynes.

  • Check A/C and heating unit for operation and temperature log.

  • check breaker box to make sure all is secure.

    The final report would be used if any issue arrives upon tenant moving out. Showing the condition when moved in as compared to when tenant moving out. Providing a means of holding tenants security deposit.

    This document is extremally valuable if a lawsuit arises as it was produced by a 3rd party certified inspector.
